Getting orders to San Antonio? Take a breath. You’ve landed in one of the most military-friendly cities in the country — and one of the best-kept secrets in Texas real estate.
I know what it feels like to get those orders. As a military spouse, I’ve lived the chaos of changing orders, the pressure of finding the right home fast, and the emotional weight of uprooting a life on someone else’s timeline. That experience is why I became a San Antonio REALTOR — and why I’m writing this guide.
Whether you’re PCSing to JBSA for the first time or returning to San Antonio after a few years away, here’s everything you need to know to hit the ground running.
Quick Facts: San Antonio Military Presence San Antonio is home to Joint Base San Antonio (JBSA) — one of the largest military installations in the world, encompassing Lackland AFB, Fort Sam Houston, and Randolph AFB. More than 80,000 active duty, reserve, and civilian personnel call JBSA home. The city consistently ranks among the top U.S. cities for military families. |
1. Understanding JBSA: The Three Installations
Joint Base San Antonio is not one base — it’s three distinct installations spread across the greater San Antonio area. Where you’re assigned determines where you’ll want to live.
Lackland AFB (JBSA-Lackland)
Located on the southwest side of San Antonio, Lackland is home to Air Force Basic Military Training and is one of the busiest bases in the country. Popular nearby neighborhoods include Helotes, Leon Valley, and the Alamo Ranch area.
Fort Sam Houston (JBSA-Fort Sam)
Located near downtown San Antonio, Fort Sam is the Army’s primary medical training installation and home to BAMC (Brooke Army Medical Center). Nearby neighborhoods include Terrell Hills, Alamo Heights, Stone Oak, and the Northeast side.
Randolph AFB (JBSA-Randolph)
Located northeast of San Antonio in Universal City, Randolph is known for pilot training and AETC headquarters. The surrounding communities of Schertz, Converse, Live Oak, and Universal City are extremely popular with military families.
2. BAH Rates San Antonio 2026: What Does Your Housing Allowance Actually Buy?
BAH in San Antonio is competitive — and your dollar genuinely goes far here compared to most other duty stations. Here’s a general breakdown of what BAH covers in today’s market:
| Pay Grade | With Dependents (approx.) | Without Dependents (approx.) | What It Buys You |
| E-5 | ~$1,800/mo | ~$1,500/mo | 3BR home in Converse or Live Oak |
| E-7 | ~$2,100/mo | ~$1,700/mo | 3-4BR home near Randolph or Lackland |
| O-3 | ~$2,400/mo | ~$1,900/mo | 4BR home in Stone Oak or Schertz |
| O-5+ | ~$2,700/mo+ | ~$2,200/mo+ | Executive home in Stone Oak or Helotes |
Note: BAH rates are updated annually by the DoD. Always verify current rates at militaryrates.com or the official DoD BAH calculator. The figures above are approximate for planning purposes.
Rent vs. Buy with BAH in San Antonio In most neighborhoods near JBSA, buying a home makes more financial sense than renting when you factor in BAH rates and today’s San Antonio price points. Many military families find they can purchase a home with their VA loan and a monthly payment that is at or below comparable rent — with zero down payment required. We run these numbers for every client. Call us and we’ll do it for you too. |

San Antonio is one of the best markets in the country to use your VA loan benefit. Here’s what you need to know:
No down payment required: VA loans allow 100% financing — you can buy a home with zero out of pocket.
No PMI: Unlike conventional loans, VA loans don’t require private mortgage insurance, saving you $100–$300/month.
Competitive interest rates: VA loans typically offer rates lower than conventional financing.
San Antonio sellers accept VA offers: Unlike some high-competition markets, San Antonio sellers are highly familiar with VA loans and routinely accept them.

6. What to Know About San Antonio Before You Arrive
The Weather
San Antonio summers are hot — triple digits from June through September are normal. But winters are mild, and the Hill Country scenery makes it worth it. Budget for a good AC system and summer utility bills.
The Cost of Living
San Antonio is one of the most affordable major metros in Texas. No state income tax. Lower property taxes than Austin or Dallas. Groceries, dining, and entertainment are all reasonably priced. Your BAH goes further here than almost anywhere else you’ll be stationed.
The Culture
San Antonio has deep military roots and one of the most welcoming military communities in the country. Fiesta, the River Walk, the Alamo, world-class food, and the Texas Hill Country are all at your doorstep. Families who come here often find a way to stay.
The Schools
School quality varies significantly by neighborhood. North East ISD (Stone Oak area) and Schertz-Cibolo-Universal City ISD are consistently among the top-rated in the state. If schools are a priority, tell us — we’ll factor it into every neighborhood recommendation.
